The University of East London (UEL) has reached an important milestone in its Stratford campus redevelopment, with the completion of a Section 106 agreement following the granting of planning permission by the London Borough of Newham.
A Section 106 agreement is a legal commitment between the University and the local council that links planning approval to wider community benefits.

For Stratford, this includes affordable student housing, new green spaces, and investment in sustainable infrastructure. The agreement allows UEL to move forward with plans to deliver a world-class health campus in the heart of east London.
The transformation will include:
- A new academic health building (opening in 2027), housing practice centres, a prototype university primary care facility, and specialist teaching space for medical education.
- A new student village (opening in 2029) with 677 bedspaces, including 35% affordable rooms and 12% wheelchair accessible, alongside a wellness centre, gym, and nursery.
- New public spaces, with 40% of the site designed as green areas and facilities for community use.
- Sustainable design, targeting WELL Building Standard Gold and BREEAM Outstanding, with carbon emissions reductions of more than 50%.
The project is being delivered in phases, beginning with enabling works later this year. The academic health building will open in 2027, with student housing and public realm improvements completed by 2029.
Associate Director, UEL Projects and Estates Development, Edwin Birch said,
We would like to thank our partners and colleagues who have helped us reach this important stage, including our planning consultants DP9 and our legal partner Mills & Reeve, along with our project teams who supported the successful completion of the Section 106 agreement.
This is a bold and future-focused investment in the University’s growth and our commitment to creating a world-class, sustainable campus in the heart of Stratford.”
