Are there any rules for living in university accommodation? Yes. It is important to have rules to ensure that every resident and member of staff can live and / or work in an environment that respects their rights and promotes a positive environment in which to study. When you accept the Accommodation Agreement you are agreeing to the terms and conditions - which in effect are rules for you and us. Please view the Handbook for Residents and our Student Charter for further information.

Explanation of being 'liable' / release clauses

If I don't like living in Halls can I move out? Once you have accepted your room offer you are legally bound to the Accommodation Agreement and its terms and conditions, one of which states that we do not accept notice to leave at any time unless you withdraw from the University. Students are also advised to seek independent clarification on their obligations before accepting the accommodation agreement and moving into halls if they are unsure of their legal obligations.

If I finish my course/exams before my accommodation agreement end date can I move out early and receive a rent refund? If you wish to move out early you may do so, but please be advised that you will be charged for the rent of your room until your scheduled agreement departure date as per the Accommodation Agreement you agreed to when you accepted your offer. You will not receive a rent refund.

What happens to my room if I withdraw from the University? If you withdraw/interrupt your academic program and leave the University or associated college, you must also leave your room in halls by giving 4 weeks notice of your intention to vacate. You must advise Residential Services in writing of your decision and enclose a copy of the stamped R200 form issued to your by your academic department or emailed confirmation from the administrator of your school. Your notification should include the date by which you will be leaving halls and returning your keys. for the full month.

Why can't I move out just by giving a month's notice? You have accepted a legally binding agreement agreement stating that you will stay until a specified date, unless you withdraw from the University.

Can I leave halls, someone else wants to rent my room? You're legally bound until the accommodation agreement end date, with exception to withdrawing from the University. You do not have to stay but you will still be required to pay the accommodation fee for that room. If you have any extenuating circumstances these will be considered on a case by case basis. Your friend will need to apply for a room as normal and if no other rooms are available then they may be offered your room and you would then be released from your agreement. Please Note : No sub-letting is permitted.
